Seven-Story Apartment Building Replaces Former Gas Station Near Sunset and Fairfax

A seven-story residential and commercial building called Skyview Sunset has opened at the corner of Sunset Boulevard and Fairfax Avenue in Hollywood, developed by Jade Enterprises on a lot that previously held a gas station. The project pairs 62 apartments with ground-floor retail space and structured parking, adding density to one of the neighborhood's busiest intersections.

What was built

The building sits at 1511 N. Fairfax Avenue and 7901 W. Sunset Boulevard. It includes a mix of studio, one-, two-, and three-bedroom units stacked above 6,050 square feet of commercial space intended for street-level retail or restaurant use. An 88-car garage serves residents and tenants, addressing parking demand in an area where curbside space is limited. The exterior combines plaster, fiber cement siding, and precast concrete panels, a materials mix commonly used in multifamily construction for durability and relatively efficient upkeep. Shared amenity space is split between a third-floor deck and a rooftop area, giving residents outdoor access without requiring large private balconies on every unit.

How the affordability math works

Monthly rents for most apartments are listed between $3,375 and $4,720, reflecting market rates for new construction in this part of Hollywood. Five units are set aside as extremely low-income affordable housing and are exempt from those market rents. Those affordable units were included so the project could qualify for the city's Transit Oriented Communities program, which allows developers to build taller or denser buildings than standard zoning would normally permit in exchange for reserving a share of units for lower-income tenants. This incentive structure is a common tool in Los Angeles for increasing housing supply near transit corridors without requiring public subsidy for the entire building.

Context for the surrounding area

The site sits three blocks east of Sunset and Crescent Heights, where developer Townscape Partners previously obtained approvals for a large mixed-use complex designed by architect Frank Gehry. That project has not moved forward, and the land was put up for sale in 2023, leaving its future uncertain. Jade Enterprises, which also has mixed-use developments underway in Downtown Los Angeles, Pasadena, and Marina del Rey, completed Skyview Sunset while that nearby high-profile project remains stalled, underscoring how smaller-scale infill projects can reach completion faster than larger entitlement-heavy developments in the same corridor.
